Market Monday Baltimore County Real Estate Statistics

    As we begin to wrap up 2013, Wilson Realty Group continues our weekly series on the local real estate market statistics. This week we focus on Baltimore County including Baldwin, Boring, Brooklandville, Butler, Chase, Cockeysville, Ellicott City, Fork, Fort Howard, Freeland, Glen Arm, Glyndon, Hampstead, Hydes, Joppa, Kingsville, Long Green, Lutherville Timonium, Millers, Marriottsville, Maryland Line, Monkton, Owings Mills, Parkton, Perry Hall, Phoenix, Randallstown, Reisterstown, Sparks Glencoe, Stevenson, Upperco, Upper Falls, White Hall, White Marsh, Woodstock, Towson, Baltimore, Pikesville, Sparrows Point, Middle River, Essex, Dundalk, Halethorpe, Catonsville, Parkville, Nottingham, Rosedale, Windsor Mill and Hunt Valley.


    1. Market Activity – While recent activity is lower than the 2013 peaks, Market Activity for Baltimore County across the board is ahead of the same time last year with the exception of Closed Sales. Active Listings are up almost 5% against the same time last year and New Listings are up over 23%.



    2. Median Sold Price – The Median Sold Price is up across the board reflecting the strong 2013 that we had in Baltimore County. Even though we had a slight dip in October, November numbers made a very strong comeback with the overall Median Sold Price at $210,000, a 5% increase from the same time last year.



    3. Average Days on Market – The ADOM for Baltimore County is 76 days across all segments, a 22% decrease from the same time last year. Overall, homes that get listed in Baltimore County are selling and they are selling within a very good timeframe.



    4. Average Sold to Original List Price Ratio – The ASOLP Ratio peaked in May of this year. Even though it has come down since then, the ASOLP Ratio is at 93.3% acros all segments for November. This represents almost a 2% increase over the same time last year.
