    Market Monday Baltimore County Real Estate Statistics November 2014 Update

    Wrapping up our 2014 Market Monday series, Wilson Realty Group continues our weekly series on the local real estate market statistics. This week we focus on Baltimore County including Baldwin, Boring, Brooklandville, Butler, Chase, Cockeysville, Ellicott City, Fork, Fort Howard, Freeland, Glen Arm, Glyndon, Hampstead, Hydes, Joppa, Kingsville, Long Green, Lutherville Timonium, Millers, Marriottsville, Maryland Line, Monkton, Owings Mills, Parkton, Perry Hall, Phoenix, Randallstown, Reisterstown, Sparks Glencoe, Stevenson, Upperco, Upper Falls, White Hall, White Marsh, Woodstock, Towson, Baltimore, Pikesville, Sparrows Point, Middle River, Essex, Dundalk, Halethorpe, Catonsville, Parkville, Nottingham, Rosedale, Windsor Mill and Hunt Valley.


    1. Market Activity – Across the board, Market Activity is up for Baltimore County from November, 2013. Closed Sales and New Pendings are up 14.9% from the same period in 2013. Active Listings are up 16.4% from November, 2013 pointing to a much better Buyer’s market in the Spring of 2015.



    2. Median Sold Price – The Median Sold Price is down across each segment lowering the overall Median Sold Price to $202,900 across all segments – a 3.3% decrease over the same time last year.



    3. Average Days on Market – The ADOM for Baltimore County is 83 days across all segments, a 9.2% increase from the same time last year. Overall, homes that get listed in Baltimore County are selling and they are selling within a normal timeframe.



    4. Average Sold to Original List Price Ratio – The ASOLP Ratio for Baltimore County is 92.6%. This is still good news for buyers and sellers in that prices are holding and we are seeing good appreciation across the market when viewed through the ASOLP Ratio.
